This three-phase condominium townhouse project in York Region needed to conform to Ontario's Condominium Act, which stipulates that periodic filing of field data indicating the condition of building elements is required. As part of their Building Science services, Picco Engineering conducted a series of Technical Audits and Reserve Fund Studies for this project.

Technical audits pose a unique challenge - they do not address a specific problem, but instead are meant to proactively uncover and assess potential problems that may affect a property's life cycle and long term maintenance costs. The auditor must possess an excellent understanding of building materials and assemblies, and their ability to perform over an expected time span.
